Irving homes for sale have declined for the first 7 months of 2009 (through July 2009) by 18% from the first 7 months of 2008.  So when the Irving homes for sales numbers also show a decline of 22%, it is fairly self-explanatory.  Irving MLS new listings are also down at this point, down 16%.

So how is the Irving homes for sale market really performing?  The average sales price of a sold Irving home is $183,488.00, down 2% from last year and the median price of a sold Irving home is $136,080.00, down 7% from last year.  However, the lower end of the Irving homes for sale market, appears fairly brisk.  This is most likely due to the $8,000.00 first time home buyer tax credit, due to expire, at this at this point in time, and the end of November 2009.  The higher end markets, particularly the Las Colinas areas (Hackberry Creek, Windsor Ridge, Cottonwood Valley, Fox Glen, etc.) appear to be quite slow.  The Irving homes for sale that have sold for more than $300,000.00 from January 1, 2009 through August 15, 2009 are down 30% versus the same time frame in 2008.

So, if you are a buyer in the $300,000.00 price range or higher, and Irving and/or Las Colinas is an area of interest, you are looking at as about as good a buyer’s market as you’ll find in the DFW Metroplex right now in north Irving.  The Valley Ranch sold numbers are not down as much as the Las Colinas area, so negotiation might not be as much there.
