The Irving foreclosures portion of the Irving real estate market is a fairly significant section. Year to date (October 22, 2009), there have been a total of 1014 Irving MLS listings that have sold. Of the 1014 Irving homes that have sold since the first of the year, 212 of those MLS listings have been foreclosures. Or in other words, year to date, one in every five homes that has sold in Irving this year has been a foreclosed property.
The Irving real estate market has been one of suburban home markets affected by housing slow down. The median sales prices of Irving homes has decreased the past two quarters of year 2009, after experiencing relatively healthy 2008. The Irving foreclosures number for the first 9 1/2 months of 2009 has actually decreased from the number of Irving foreclosures sold in the first 9 1/2 months of 2008. The 2009 number of 212 foreclosure sales is actually down 22% from the same time frame of 2008, which stood at 271 foreclosure sales.
The number of Irving foreclosures currently on the market remains significant. At the present time, the Irving real estate market consists of ninety-five (95) foreclosed properties on the market, of which forty-four (44) do not already have contracts on them.
