The real estate market is extremely hot in the Dallas – Fort Worth Metroplex and has turned into a seller’s market in many areas, and Southlake is one the the prime areas where this is happening.  The Southlake real estate market is definitely in a seller’s markets.  New listings in Southlake that show well and are priced accordingly are getting multiple offers and selling for over list price.  However, this is still a great time to purchase a Southlake home for sale.  Interest rates, although they have risen lately, still remain near historic lows and even with the near 20 year lows of inventory of Southlake  homes for sale, the real estate market in north Texas should remain strong for the next few years, so the home you’re interested in will only get more expensive.

Home sales are up 22% year over year in Southlake, with the average price up 7% to $629.820. Homes are staying on the market 17% less time, averaging 57 days, than last year and there is only a 3.4 month supply of homes currently on the market in Southlake, down 34% from last year (a ‘normal’ market, not a buyer’s market nor a seller’s market is considered to be a 6 month supply of homes on the market).
