The number of Arlington foreclosures on the market for sale is fairly significant. Of the current 2,085 homes for sale in Multiple Listing Service, 286 of those properties for sale are foreclosures. That works out to 13.7% of the Arlington homes for sale are foreclosure listings. However, the good news is that 61%, or 175 of those foreclosed properties are already under contract, leaving only 111 foreclosure listings still available.
The Arlington foreclosure numbers so far in 2010 appear to be much better than the 2009 Arlington foreclosure market. With the 2009 total Multiple Listing Service sales of Arlington homes at 3315 properties, 880 of those sales, or 26.5% of the 2009 Arlington home sales, were foreclosure properties. So the 13.7% of foreclosures portion of the currently Arlington real estate market is considerably smaller than the 26.5% of the total homes sales in Arlington in year 2009.
The current Arlington foreclosure listings range from a 2 bedroom, 1 bathroom condominium for $17,900.00 to a 5,400 square foot, stucco home with a pool on Lake Arlington for $529,900.00 and a 5,700 square feet, new construction on 0.80 acre in north Arlington for $787,000.00. However, the largest segment of the Arlington foreclosure market is priced less than $100,000.00 and currently over 95% of the foreclosure listings are priced less than $200,000.00.
