Euless homes for sale have declined the past twelve months by 12%.  And there were 5% fewer new MLS listings to come on the market in 2009 than there were in 2008.  So while 2009 Euless home sales were down 4%, Euless probably experienced a ‘better’ real estate market in 2009 than in 2008.  And that is reflected in the average and median home sales prices.  The average sold price of Euless homes for sale in 2009 increased by 2%, from $156,040.00 to $159,160.00.  And the median sales price of Euless MLS listings rose the same 2%, increasing from $151,960.00 to $155,000.00.

The inventory of Euless homes for sale was also down significantly, 9% in 2009.  That represented a 3.7 month supply of homes for sale.  A 6.0 month supply of homes for sale is typically considered a neutral real estate market, not a buyer’s market, not a seller’s market.  With only a 3.7 month supply, the Euless real estate market should be considered a seller’s market.  That is pretty much back up with the average days on market statistic of 60 days.  The 60 – 70 day on the market range is considered to be a neutral market, less than that a seller’ market, more than that a buyer’s market.

The Euless real estate market is ideally priced for the first time home buyer trying to take advantage of the $8,000.00 federal tax credit.  However, remember inventory is low, particularly inventory of updated, move-in ready homes.  So, if you’re planning on searching for a Euless home, and you find something you like, be ready to act quickly.  And the negotiation of the price of the home probably will not be the same as other areas of the Metroplex.  Make sure you’re working with someone that knows the local market.  Contact me today with any question you might have about Euless real estate.
